Listing Text: 860/2/215 BEACH STREET 08-FEB-74 (West side) 173 II House, probably originally part of a larger house later subdivided into three. Probably of C18 origin but refronted in the early to mid-C19. Brick, stuccoed with tiled roof and small brick chimneystack to the ridge and cemented large chimneystack to the rear. PLAN: It appears from the roofline to have been originally part of a larger house with Nos. 171 and 175. It is of two storeys and attics with two windows to the principal front. EXTERIOR: The north or entrance front has a large three-light dormer with six panes to each light, moulded cornice and end pilasters, providing a lookout to sea. The parapet has stone coping and the first floor windows are 12-pane sash windows in moulded architraves. The ground floor has a left side six-pane sash window with louvred wooden shutters secured by unusual iron catches in the shape of a sailor's head with straw hat. The right side doorcase has pilasters and cornice and a C20 door. There is a stuccoed plinth. The south side is gabled. INTERIOR: Not inspected. HISTORY: By the 1872 Ordnance Survey map No. 173 is shown in separate ownership from the adjoining properties. More recently, Nos. 173 and 175 were in the same ownership. REASONS FOR DESIGNATION: No. 173 Beach Street is listed in Grade II for the following principal reasons: * No. 173 appears to have been part of an earlier possibly C18 house together with Nos. 171 and 175 (q.v.); * It has an early to mid-C19 stuccoed front retaining sash windows and its seaside character is accentuated by the large three-light attic dormer providing a lookout over the sea and the iron shutter catches in the form of a sailor's head; * It has strong group value with a number of listed buildings in a designated conservation area.
