YALDING BENOVER ROAD TQ 74 NW (north-east side) 4/45 New Barns 23-5-67 (formerly listed as New Barns Farm Cottages) GV II
Farmhouse, now house. C15 or early C16, largely rebuilt in C16 and early C17, and with C18 addition and C19 and C20 alterations. Restored and partly rebuilt circa 1972. Timber framed with rendered infilling to main range except area of brick to lower part of right hall bay. Right cross- wing rendered on ground floor, timber-framed above, hung with banded plain and fishscale tiles on front gable end. C18 addition brick in stretcher bond to ground floor, banded tile-hanging continued from cross-wing to first floor. Plain tile roof. Open hall of 2 timber-framed bays, that to right probably shorter. Storeyed right end bay possibly rebuilt slightly later as cross-wing, flush to rear, projecting to front, with continuous jetty to long left side which becomes internal within main range. Storeyed left end bay, and possibly most of open hall, rebuilt in C16 or early C17 with higher eaves than before. Short C18 addition at right-angles to right cross-wing, flush with front gable end. 2 storeys, cross-wing and C18 addition with higher eaves and slightly higher ridge than main range. Sandstone plinth to main range, brick plinth to rest. Broadly-spaced studding to main range, with two tension braces to left end bay, two closely- set full-height posts towards left end of hall, and higher midrail to left hall bay. Long left side of wing has broadly-spaced studding to each floor, with arch brace to ground floor, two tension braces to first floor, and solid-spandrel brackets under jetty. Roof of main range half-hipped to left. Cross-wing roof half-hipped to rear and hipped with large gablet to front, hip returning along C18 addition, which is hipped to right end. Projecting red and grey brick stack with two diagonally-set flues to left gable end. Red and grey brick ridge stack to left end of right hall bay, and another to ridge between cross-wing and right addition. Small gabled eaves dormer with initials N.B. under main-range stack. Irregular fenestration of 5 windows; one small single-light under eaves to left end bay, another to left end of hall, one three-light to left hall bay, one pair of single-light casements to front gable of cross-wing, and one two-light casement to C18 addition. Ribbed and boarded door to right of main-range stack. Rear lean-to to left of main range, and another to right side of cross-wing behind C18 addition. Interior: exposed framing. Cambered hollow-chamfered arch-braced tie-beam to central hall truss. Arch-braced truss with jowled principal posts to left end of hall. Brick fireplace, with stone wall backing on to cross-passage, and with chamfered re-used bressumer. Clasped- purlin roof with diminishing principal rafters over hall. Front bay of cross-wing has axial tie-beam with short solid-spandrel arch-braces. Edge- halved scarf joint to cross-wing wall-plate. Long jowls, straight tension braces and thin-scantling studding to C18 addition.
