Full Description

This building was purpose built in the 1930s for Marks & Spencer, which was located at No. 43 Biggin Street before this and has since moved to the St. James area development. The building is currently empty. It is a large building with modern ground floor for the (former) commercial use, which is divided into three bays and is almost entirely glazed. There is a recessed area on the ground floor within each of the three bays, the central one contains the main ground floor access, while the others are glazed. The areas between and surrounding the recessed parts of the ground floor, which are flush with the street – including the party walls, are in a mixture of materials. The southern party wall is covered in a polished stone (likely granite), the area between the southern recessed area and the central is half in polished stone and half glazed, that between the central and northern is glazed and the northern party wall is also polished stone. Despite being largely modern some original shop details survive, one being the consoles over polished stone at each end of the façade, over the party walls. There is a large fascia which spans the entire Biggin Street façade, and which is level with the upper stories, over which is a projecting decorative moulded cornice. The top of this cornice forms a continuous sill to all the first-floor windows. The first and second floors are stuccoed and, like the ground floor, divided into three bays with three windows per bay on each floor, aligning across the floors. There are plaster pilasters on both sides of all windows (and two between each of the bays) over which is a slight entablature which continues up to the base of the eaves. There are moulded architraves surrounding the windows, these stretch across both floors with decorative plasterwork in the space between the floors (above the first and below the second-floor windows). At the base of the first-floor windows there are small cast iron balconettes, painted a mint green colour, and which appear to be original and purely decorative. There is dentil detailing beneath the eaves and a parapet over it which increases in height towards the centre of the building and would have likely originally contained commercial signage. The plaster is badly discoloured, chipped and cracked in some locations and in some areas, for example on the area just above the cornice, it has completely fallen away. The building is large and continues towards the north east with a further entrance to the ground floor located on Pencester road. The Pencester road façade is smaller, only two stories, and more utilitarian in appearance. The ground floor is plastered apart from the central 1/3rd which is glazed and contains two double doors within a recessed area and accessed via 2 steps. The first floor is in brown brick and has four, equally spaced windows. There is a parapet at the roof level with concrete coping at its top. Overall, despite some damage to the plaster on the Biggin street façade, the building appears to be structurally sound and in a good condition.

All of the windows and doors on both the Biggin Street and Pencester Road facades are modern, the ground floor doors and windows have metallic frames and surrounds while those located on the first and second floors are plastic. All are in a good condition. (1)
