Full Description

The ground floor has been heavily inserted for a modern (former) commercial use and retains none of the original architectural details. It is slightly offset from and occupies a smaller area than the floors above. The commercial ground floor of No 32 next door on the southern side has encroached slightly into the ground floor of No 31. The whole building is slightly advanced from Nos 28-30 located on its northern side but is flush with No 32 to the south. There is a central double doorway at ground floor level mostly glazed, with large rectangular windows on either side and another above the transom over the door. The areas over the northern party wall, between this and the shop next door and on the fascia over the shopfront is plastered and painted brown. There is metallic flashing over the shopfront at the base of the first floor, attached to which are a number of wires, presumably associated with security systems and/or aerials. The first and second floors are in a painted brick, there are three equally spaced windows on each floor which align across the floors. Above each of the windows there is a flat gauged brick arch and below a slightly projecting sill, all of which are painted in the same cream colour as the bricks. Above the second floor there is a parapet with concrete coping, the parapet is plastered and painted. There are some areas of discolouration/staining and chips to the paintwork, particularly on the window sills and on the parapet. There is a fair amount of vegetation growth concentrated in an area just above the ground floor, over the northern party wall. Some possible cracks in the brickwork are visible through the paint and there are some crack in the plaster on the parapet.

The ground floor is modern with modern windows and doors with timber surrounds all painted white. There is a central double doorway mostly glazed, with large rectangular windows on either side and another above the transom over the door. There are three windows on the first and second floor, which align across the floors. The first-floor windows are two pane timber framed sashes, the frames and surrounds are painted white. On the second-floor the windows are divided into five panes. The majority of each window comprises a four-pane timber sash, divided by timber glazing bars. Beneath each of these there is a small horizontal frosted pane, likely a later insertion. Some of the paintwork on the timber frames is chipped but otherwise the windows are in a good condition.
