Full Description
Listed as a group 265-268 which share a number of architectural features. It is located on a quiet street (Erith Place) that runs parallel to and is at a higher level than the busy London Road. There is a possibly original iron railing separating this raised street from London Road below.
Forms part a terrace of early C19th buildings located on the south western side of London Road/Erith Place. Erith Place is a quiet road which runs parallel and is raised from London Road on its south western side. The whole build is set back slightly from its south eastern neighbour and is at a higher level than its north western neighbour. The building is in an exposed brown brick with a rendered and painted basement level. The door is located on the north western side of the façade, immediately abutting the north western party wall; it is raised from the street level and accessed via a set of six steps. The door is round headed and there is a semi-circular window located above the transom over the door. A further door is located beneath the steps up to the ground floor level, providing separate access to the basement level. A rendered brick wall is located on the northern side of the steps up to the door, separating the front garden area of this property from its north western neighbour and leading to a tall rendered gate pier at the street level. A possibly original iron railing is located on the southern side of the steps. There is a single window on the ground, first and second floor levels, all aligning across the floors and located centrally within the façade. All have rendered flat gauged brick arches above and small protruding sills. A further window is located at the basement level, this is slightly offset from the centre of the façade. A brick parapet is located over the second floor with stone coping. A possibly original gutter down pipe runs through gaps in the brickwork at the parapet level, down the basement level over the south eastern party wall with a decorative metallic hopper at the top. Several modern features are attached to the façade, including metallic brackets for hanging baskets as well as a large aerial. Overall the building appears to be structurally sound and is in a good condition.
The ground floor door, which is located on the north western side of the façade, is modern and in timber painted light green with a glazed upper half divided into nine panes by timber glazing bars. It is round headed with a semi circular window located above the transom over the door; this window is likely later and consists of a single fixed pane. The basement level door is modern and in timber painted red with a single large glazed upper panel. The ground, first and second floor level windows are later insertions and consist of two panes divided horizontally with a large fixed lower pane and small rectangular awning above. The frames of these windows are timber painted white. The basement level window has a plastic frame. Overall the windows are in a good condition.
The roof level was not seen from the street as it is located behind a parapet. There is a brick stack located over the south eastern party wall. (1)
