Full Description

Early C19th or possibly C18th building in an exposed brown brick on the junction between St James’ Street and Woolcomber Street. The door is located on the north eastern side of the façade, it has a rusticated stucco surround and a flat plinth over. The paintwork over this surround is in a poor condition with several large chips and cracks. A decorative and possibly original rectangular window is located above the transom over the door. There are two windows on the south western side of the door and a third on the north eastern. The area beneath the two windows on the southern side of the façade has been blocked with timber, there are small vents within this possibly indicating the presence of a basement below this building. Four windows are located on the first and second floors, these align with the ground floor openings, all have flat gauged brick arches above in red brick. There is a brick parapet with stone coping located over the top of the second floor. A modern gutter down pipe runs through a small gap in the brickwork at the base of this parapet, down the pavement level over the southern party wall. Several modern features are attached to the façade at various locations, including a modern security system. The wiring associated with this crosses the façade and is grouped untidily over the southern party wall at the first floor level. The northern (side) elevation fronts immediately onto Woolcomber Street, the second story on this side is clad with tile and there is a single ground floor level window located towards the western end of this façade. A large amount of vegetation growth is attached to the brickwork on this side of the building. At the rear, north western end of the property there is a later C19th two story extension. A small walled, untidy and overgrown garden is located to the rear of this property. Overall despite some areas of untidiness this building appears to be structurally sound and in a fairly good condition.

The door is located on the north eastern side of the façade, it is in timber painted light blue with four moulded panels. There is a small possibly original rectangular window located above the transom over the door. All of the windows (11 in total) are timber framed sashes divided into multiple panes by timber glazing bars. The ground and first floor windows which are 12 panes each (three wide by four high) Are slightly taller than the second floor windows which are divided into nine panes (three wide by three high). All of the timber frames are painted white, this paintwork is chipped and flaking away in several locations. Overall despite this damage to the paintwork, all the windows are in a good condition with all panes present and intact.

The roof is tiled and hipped. Only a small portion of the roof was visible over the parapet but there is a fair amount of lichen growth attached the par which was visible. The roof over the rear C19th extension is also hipped, again there is a lot of lichen and moss growth attached to the tiles. A small flat roofed dormer is located on the western face of the roof. There are multiple brick stacks located over the southern party wall, and a rendered stack located over the northern party wall. Overall despite the lichen and moss the roof appears to be structurally sound and in a good condition. (1)
