A historic building assessment carried out in 2015 describes the existing building fabric of 16 Radigund Street as dating predominantly from the mid-late 19th century. Prior to the construction of the present building, the site is thought to have been owned by St Radigund's Abbey during the medieval period and may have included buildings associated with the abbey. During the post-medieval period stone built structures are described as being present on/near the site, with some extant evidence for these possible represented by a fragment of stone and flint wall surviving in the west wall adjacent to the Dolphin public house. The wall may have formed part of a porch associated with St Radigund's Baths in the early 19th century, however, its date is uncertain. Other courses of wall, including a 6.5m long red-brick-wall at the site, may also have originated from St Radigund's Baths, or the two structures built over them (Cold Bath Cottages) once they had gone out of use.
The building appears to have been used as a dairy during the mid-late 19th century, and a timber yard then as a garage by the Bligh Brothers during the early 20th century. (2)
