The following text is from the original listed building designation:
EYTHORNE LOWER EYETHORNE TR 24 NE 4/34 Elvington Court 11.10.63 II Manor house. Early C18. Red brick and plain tiled roof. Two storeys and basement with plinth and moulded wooden eaves cornice to hipped roof with stacks to left and to right. Five glazing bar sashes on each floor, those on ground floor with segmental heads. Segmentally headed basement opening to left. Entry by half-glazed door with flat hood on rear elevation. Interior: Stop chamfered ceiling joists and inglenooks. Cellars with elliptical wall recesses.

Woodpecker Court formed part of a dormitory complex converted from the existing buildings of Elvington Court by Arthur Burr to house miners from his coal mine at Tilmanstone. It is not known whether traces of the original dormitories survive within the buildings or as archaeological remains. (1)
