The following text is from the original listed building designation:
EAST SUTTON HENIKER LANE TQ 84 NW (east side) 5/84 Boyton Court II
Farmhouse. C17 or earlier with mid-to-late C19 facade. Timber framed, faced with buff brick in Flemish bond. Right gable end tile-hung on first floor. Plain tile roof. 2 storeys on brick plinth. Right gable end jettied. Roof hipped to left. Slender stack to left end. Corbelled buff brick ridge stack to left of centre. Symmetrical facade beneath and to left of ridge stack, of 2 recessed 4-pane glazing-bar sashes with heads protruding into small kneelered brick gables. Small central light. 2 canted bays to ground floor. Half- glazed door with semi-circular fanlight in deep semi-circular- headed recess up 4 steps, placed centrally between ground floor windows but to right of centre of building. Short 2 storey buff brick wing projecting forwards to left end, with single recessed 4-pane glazing-bar sash to first floor. Interior not inspected.
