The following text is from the original listed building designation:
HILDENBOROUGH POWDER MILL LANE (east side) TQ 54 NE 5/195 Barn, oast kiln and attached - farmbuilding about 40m north west of Selbys

Barn, oast kiln and attached farmbuilding. Barn probably late- 018, kiln and farmbuilding C19. Group undergoing conversion to housing at time of survey (1988). Framed, weatherboarded barn, brick kiln and farmbuilding, all with peg-tile roofs.
Plan: Overall L-plan. The barn is parallel to the road and set back from it on a north south axis, the kiln intrudes into it at the south end. The farmbuilding projects west from the barn to the south.
Exterior: The barn roof is hipped at the north end with a porch on the east side. Oast kiln with a conical roof (cowl missing), attached farmbuilding with a gable-ended roof.
Interior: 5-bay barn with a tie-beam and queen strut roof with clasped purlins and intermediate birdsmouth ties at collar level. Interior of farmbuilding not inspected.
Group value with Selbys (q.v.) which is in separate ownership.
