Row of 3 cottages. Early/mid C19. Flemish bond red brick with decorative burnt headers; brick stacks and chimneyshafts; peg-tile roof.
Plan: Row of 3 contemporary cottages facing north east onto the lane, numbering 8-10 from left to right. All have similar one-room plans, each a mirror plan of the other with front doorway the other end of the stack. Axial stack between Nos 8 and 9 serves back-to-back fireplaces and to No 10 has a projecting gable-end stack.
2 storeys with attics in the roofspace.
Exterior: Regular 3-window front of C19 and C20 casements with glazing bars, the ground floor ones have low segmental brick arches over. All cottages have C19 plank doors under shallow hoods on shaped timber brackets. Main roof is gable-ended and contains 3 hip-roofed dormers.
Interior: No exposed carpentry. Roof not inspected.
This row of small C19 cottages add variety to the superlative group of buildings associated with Groombridge Place (q.v.) in Old Groombridge village.
